If you're dealing with low income tenants anyway, a spike in monthly rent in the winter time might not work so well.

I have 1 crew during the wintertime and will have 2 crews in the summer.  

Well guy just said that he would prefer to drill closer to winter time when the ground froze up a bit.

Regarding the southeast, I think you'll do better over here near Asheville and the NC mountains than on the coast, in part because winter time is pretty dead over on the coast, unlike over here where well-managed places are booked solid year round.
