I'm getting weddings and events on weekends booked well in advance and work crews working on new construction booking mid-week. 

After getting married in 2023 and navigating wedding expenses, I finally committed to my real estate aspirations.

But forcing wholesalers to get RE license and then wait 3 years to get Broker's (in MD you must have 3 years of RE experience under your belt before you can apply to be a Broker) to start wholesaling, then force wholesaler to have some sort of fiduciary duty towards a seller of dilapidated , unmarketable property or towards an end buyer/investor who is in business to get a cheap property to rehab and profit, that would just kill the wholesaling as a venue for a business.

We have meetups once a month in Northern NJ on the first WED of each month (second WED for July).

It was early luck I know,  But got a nice sub to deal signed and will close next Wed so far. 

Sure thing Rene, my areas of expertise, if you grant me that, are buy and hold, due diligence, property management and business management.I've never been to Cancun, or Mexico in general sadly, so I'm looking forward to the venue for sure and plan to make a trip to Chichen Itza after the conference.
