Many properties will need specialized attention, especially with plumbing, electrical, and historical elements. 

I have never been disappointed and have actually thought he pays an extreme amount of attention to my needs for the price he charges.

And you want the person you’re doing business with (your buyer or seller) to be someone you can rely on to work with you, not against you.This might seem like a silly word to use in the context of these very official business transactions, but I stand by it: You have to pay attention to vibe.You know when you’re not getting a good feeling from someone.

I find that putting a utility cap in the lease agreement they sign and calling their attention to it really helps make them more aware that they'll have to pay for excess usage so, fortunately, I haven't had to actually bill anyone yet, but the language is there if I needed to. 

Less than that gets you in the door, but doesn't get any attention.

I think right now is trying to find the right price to sell at to attract attention and get them liquidated faster is the MO right now.
