Pay your vehicle loan, credit cards, etc because in 12 months all of the accounts you pay out of a business checking account will be omitted from your DTI in the future. 

This reminds me of a police officer  pulling somebody over without reasonable cause and asking to search their vehicle and if the person does not consent, they’re saying you must have something to hide.

Why would you literally wait until the last minute, when a flat tire or difficulty finding a parking space be the difference between keeping and losing your home?

Tired landlords have been the sellers in most of the situations, but also kids who inherited a probate house, and don’t have the resource to fix it up.

The closest analogy I can make here is when someone "takes over payments" on a vehicle.  

Then get a COMMERICIAL Umbrella policy or 1 or 2 million.Then get a personal umbrella policy to cover your home and vehicles.

If my stories scare them (and they often do), they should NOT be investing in Detroit.But I'm equally tired of the narrative that these sorts of houses don't work as cash flowing investments.

I'm kinda of tired of all the people, traffic and rat race even though the Bay Area has so many amenities,One of my thoughts was the land constraints with Reno and prices going up dramatically.  

Thus, they will contact every owner they can that has a rental being advertised, hoping the owner is tired and just wants to dump a headache of a property for 60-70% of market value.
