If you put in the effort to source the right opportunity, you’ll find a way to fund it—even with minimal personal cash investment.It sounds like you already have the skills and experience; now it’s just about structuring the right deal.

We embrace S8 applicants, but screen them just like any other applicant.Many have an entitlement mentality and try to leverage their S8 voucher by pretending to be helpless:1) A percentage won't apply because they expect a landlord to waive application fees for them.2) Many cry broke and expect a landlord NOT to charge them a security deposit.3) Many of those same S8 tenants trying to avoid paying a security deposit, won't make an effort to call the list of nonprofits we send them that will pay their security deposit if they apply.4) A lot of them try to avoid paying for utilities.

We act as GC on our efforts but we have gotten tired of the effort involved.  

The strategies require a good amount or luck and effort and sometimes finding and taking advantage of a seller with equity.

It does take 1-2 weeks to accomplish, so does require some effort and monitoring on your part, but sounds like you are a diligent self-money manager, so should be easy for you to accomplish. 

This does not align with buying most buildings in cash.Once you progress in your investing efforts you may come across more UHNW individuals, family offices and institutions who would take the lower return for limiting risk (all cash deal).

So you need to develop your checklists before you bring your first deal.  30 days is a very short time to execute and learn.etc etc.Use the above to start the development process for your wholesaling efforts.
