I have 3 in that scenario right now I know we will close them some day and of course we have the money to pay for the sellers title work.. not all do or will... but we are a little more risk tolerant than most I think that the good ole CA RE upbringing were we have been dealing with these markets since the early 80's...

Some will end up bringing you leads; some will end up doing some business, or even partnering up with you. 

The opportunity to purchase 2 more just came up (bringing us to 4 out of the 6)and so we are nearing our goal of owning the entire building.

Given my neighborhood and upbringing, I'd say it was one of the most respectful disagreements I've ever had. :)You make further great points and in the Philly market (and a real estate broker/realtor) should weigh in to make sure I'm not lying), an additional half bath won't make or break a sale and its cost to cure is indeed prohibitive.

And I try my best to remain positive regardless my up bringing.
