whenever there's inflation, real asset is usually going up except in situation in the local market where there's oversupply into the market.what would crash , however, is usually ground up development, real estate that requires short term financing, volatility in cap rate, and so on....residential real estate is actually not sensitive to interest rate but ultra-sensitive to inventory.

That always makes it so much harder to rent, or secure a great tenant.Here's my standard go to list now for long term rental updates:-LVP that looks like wide plank white oak-Ultra Pure white on all the walls-Vertical/ modern stack backsplashes and showers-Pop of color on the cabinets (pop of color can include black too)-Butcher block countertops (lower end) or white quartz countertops (higher end)-Modern light fixtures in brushed brassKeep it neutral still but a couple of style choices with the light fixtures (which are cheap) and it will appeal to the masses.Good luck! 

To be ultra-conservative put a 50% LTV FNMA loan on each of these, putting $500K in your pocket.  

Now, if it is in an ultra-high demand neighborhood that is effectively land-locked, you will have more interest.  

So free houses will be a while, but I do worry about a shift in the job market.My gut feeling is we will see unemployment depart from the ultra low 3.9% it is now in the next couple months, which has more to do with consumer spending than with AI.

People get lured in by the ultra high returns investors are promising these newbie lenders.

@Jonathan GreeneI agree - I like to offer an alternative option which can be negative and I get plenty of private messages of me being mean, out for people etc.As an example, I am Sorry, but my opinion is if you get 100% financing I think it is ultra high risk especially for someone new to real estate.

No matter how long a guest stays compared to policy there will be an explanation or excuse or expectation that you will look the other way.Hopefully people understand that with you living next door there will be more enforcement of the rules, but you need to figure out what you can tolerate becuase they are going to push you to the edge and trying to be ultra strict may backfire.
