We need to find a good app/website for them to send rent as well, preferably one that has many things built into it, making it more simple to manage things in one place.

Especially if you are hiring property management.

Some places (including my own market) require an out of area owner to use a local property manager.

This also leads owners to ASSUME simpler is better when it comes to management contracts.

Is anyone aware of any of a property management tool that allows PMs to give discounts to tenants who enroll in autopay (similar to how major US phone providers like do these days)?

I had just mastered the original deal analysis and was getting comfortable analyzing deals.  I love the more detailed analysis but I'm overwhelmed.  Any advice?  Many thanks! 

It’s worth considering self managing as a STR for depreciation benefits if the demand is there 

The company I currently use for my other investment homes said they don't offer management for any co living... unless everyone in the home is on one lease.

@Dwight HenningRecommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.
