Rectangles are better than Squares, Squares are better than triangles/circles/etc. 

I'm looking to BRRRR in the Beaumont/Golden triangle area given the low price-to-rent ratios and availability of inventory below 100k.Would be grateful if any locals or investors in the area could share some pointers.

Only one Kimberley Smith (note the spelling) licensed in NC, so I probably have the right one. "30-40 deals per month" would put you in the category of higher "closings" ("transactions" may be a better term) than any other broker in the triangle, so I suspect quite a bit of embellishment.

It is in the Texas Triangle on I-35 and within 3 hours of every major Texas metro, but without the insane prices of an Austin or Dallas.

What Multifamily GP operators as coach / mentor would you recommend to partner with for hands-on deal experience in the Texas triangle? 

I think that a mid-term/corporate housing opportunity is the current sweet spot for investing in the Triangle. 

If we're talking North Carolina, I'm active in the triangle and Asheville areas.
