Sticking things AirBnB does get you traffic, however it's not a 90% occupancy rate, again it's seasonal. 

The list price is just a data point used by the seller or listing agent to drive traffic. 

I live in Pasadena and have multifamily in Longbeach, and I hate the traffic to get there.

A commute of 20-30 minutes with traffic might not get you very far, depending on your work schedule and destination.

A for rent sign outside really works well if its a high traffic area. 

Those should drive a ton of traffic to your listing.Furnished Finder is the go to for MTRs (long term rentals with a shorter stay, over 30 days).You can also use FB like @Bruce Woodruff mentioned but you will need to get everything setup to take bookings.

Since I am assuming you aren't a super host and don't have any or many reviews yet, you will want to underprice your competition to get some traffic and then you can tweak prices from there.  

I have my eyes set on a plot of land near my home where there is high income and significant traffic in a rapidly growing area in Cedar Park, Texas (north of Austin). 

There is also the impact on the things like the sewer system and traffic patterns and parking, and overall the desire of the neighbors who are already in the area to have zoning change so close to them.
