Strictly analytical speaking you cannot make a financial case for unleveraged investing in real estate.

It's a spectrum - some will lose it all in one shot; some will simply give in to the greed a little bit, but not enough to be unrecoverable; some are completely unemotional and analytical about every angle, every decision, and don't really make mistakes. 

I’m a bit of a nerd with an analytical streak, attempting to break out of my shell and be more social—so if you see me in real life, get ready for a nerd trying to be outgoing!

In fact, considering how many people are working remotely, there are some superb opportunities for people to make good money and live in really cheap places.

I have his expertise and time to our advantage, but have become hung up on analytics.
