Who knows when the peak will be, but Denver doesn't seem to have any land limitations, or long term Democrat stronghold, so eventually construction should catch up.Late 2015, I sold $550k worth of property in Denver (after sales/closing costs), which I had $240k equity/ $310k financing.

So until Buyers start realizing that they are in fact paying the commission the MLS will have a strong hold on resale transactions.The data is great however access is not a requirement.

I had my first tenant buy a used deep freezer, and used washer and dryerthey were full of roaches and he never told me so he let them fester for 6 mos by the time I found out they had taken a strong hold and I am not sure I will ever get rid of them.I cant over emphasize fix the small things as they come up there will always be more things to fix later you dont want them piling up.

Never allow seller to remain in house post-closing without a written lease agreement that contains very strong "hold-over penalties."

I really liked this article about Pittsburgh vying for Amazon's attention. https://www.nextpittsburgh.com/latest-news/amazon-become-one-pittsburghs-biggest-employers/With the fact that Uber, Google, Microsoft, Apple and Autodesk already have strongholds here, thanks in part to Carnegie Mellon University's AI developments, I can see our city welcoming Amazon's 2nd HQ.
