If not, then focus on stockpiling your cash while remedying the obstacle to your ability to qualify for a loan (reduce debt, credit score, etc) and/or find a partner to work with who also has cash or who can qualify for that loan.Fifth, just seek seller financing or take over someones payments to buy something.

With a stockpile of cash you should be able to purchase SFR product in bulk and get better capitalization rates than what you would get in an open market.

Well, Freddie Mac just outlined that if they buy your new mortgage you can only have 3 properties mortgaged plus the investment you're borrowing on.That limits how fast any of us can move in traditional financing markets with a stock piling dream.

The idea behind this reserve is that you should be saving for it anyway, and potential lenders will see that you are sitting on a stockpile of cash not needed for a down payment.
