In many areas of the state you’re realistically talking about a 6 month max rental season (winter + summer) due to Vermont’s significant shoulder seasons, something I’ve shared about a bunch on other posts.

Vermont, New Hampshire, and Maine are states with huge shoulder seasons: effectively 6 of 12 months of the year (Spring: April, May, June + Fall: late October, November, and most of December) rental demand is near nonexistent.

Today, 7 years later,  I have 37 doors and real estate is my full time job managing those properties.I doubt anyone can tell you exactly what course you should take… but if real estate is your goal, my suggestion is to go find your local real estate investment group that probably meets once a month and start rubbing shoulders with everyone there.

If it's not a corner parcel and there's no access to an easement alley on the side or rear you will also require a breezeway on the ground level which narrows the ground level footprint and depending on the width of your parcel, can make the commercial space less marketable.

Back to the kitchens, I especially like the  (before) galley kitchen with the tile floor, and if there was a door opening at both ends at ADA specified widths that would be a nice feature too.Good Luck!

You'll find tons of good info here, I recommend checking out a local meetup or two as they're super helpful to brush shoulders with other folks that have either done what you're doing or are asking the same type of questions.

I looked up the lot minimums for Shelby County, and these seem to be 15,000 square feet with a 100 foot width.
