Once everything maintenance wise settled down, the house is now pretty much on autopilot and I don’t really ever hear anything from the tenants.

Given the details you provided, I personally might not want to settle this in mediation with this tenant however as I'd probably just want a judge to cut through the BS and tell them to pay up and get out at this point.

My kids are pretty settled in their schools and it would be hard to uproot them.

Their most significant risk is an injury lawsuit that will either be dismissed or settled out of court by their insurance provider for well below the liability limits.If a mom-and-pop investor obeys the law and treats their tenants honestly, they'll never have to worry about asset protection beyond ordinary insurance and a small reserve. 

I'm not sure what the narrative will be after everything settles.

IMO Most of the time, people lose lawsuits or settle for much less due to laziness and lack of rock-solid knowledge about the illicit/illegal acts the opposing side committed.  

As a result there were tenants who settled for 2 BR units and were dissatisfied or alternatively sought rentals in different neighborhoods.
