Is there a certain direct mail service they prefer?  

I'm currently working with a lender that has a $50k minimum, and his rates and customer service have been great so far.

Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator – so, they often select the first PMC they call or that calls them back!

.: Well, what do you think about people that make a slightly educational post then have one of their VA’s on a different Bigger pocket account ask a question about the services that the OP provides and the OP makes a layout of the services they offer?

These are all services that investors and homeowners will and do pay for so you're on the right track.

Under IRS Publication 523 for 2023 dated February 2024, I qualify as "Service, Intelligence and Peace Corp Personnel" and for "qualified extended duty" (page 4& 5 - https://www.irs.gov/pub/irs-pdf/p523.pdf).

I don’t need help often but have had good luck with customer service when needed.  

After that is returned, I do a background check through Transunion or a similar service.
