Depending on the State in which the property is located, foreclosure starts through a judicial process or a non-judicial process. 

If you really don't want the stock account any more and are willing to take the tax hit, why not just sell it and leave the cash in your account? 

It should buy time, and avoid legal fees being added to the balance as the foreclosure attorneys wont be involved for a while as they process you for different workouts.

Now I'd like to sell.I originally wanted to put apartments or several houses, but not anymore, cuz I want to do more hiking, biking, and Netflix-ing, and less scheming.So do I sell as a rental property or as land?

If  you chose to sell, there are a couple things you could do to proactively make the 1031 process much easier. 

The owner is under absolutely no obligation to accept any bid or to even sell the property.

Unfortunantely I have become very familiar with the process.
