I'd say again the biggest issue they face is not losing out on $10k equity because of bad negotiation but rather losing out on the solid deal because they seek the perfect one.

Don,Agreed the option is totally legal and on its face is full disclosure to the seller.I think other than the lack of working capital for EMD most wholesalers have or starting ones have the issue is the Sellers are under the illusion that they have a solid sale.

Talking face to face is much more effective and there are not a lot of investors doing this as it can be a very cumbersome activity.As far as having a hard time finding PM's and GC's go... most of the bad PM's have been run off or put out of business, but many investors expect their PM's to do everything for free and don't want to spend any money in maintaining and protecting their properties and keeping their tenants happy.

Social media is great, but talking to people face to face is also still effective.
