Hey @Grant Woodward, you can never be too cautious when it comes to guest safety like @Lauren Kormylo said.There are dozens of things at your STR that could cause an injury or worse so making sure all the ducks are in a row and quackin' in unison is one of the most important things you can do.Like @John Underwood said, make sure you have a rock solid insurance policy that covers the pool and adjoining areas.

The East Rock area of New Haven (near Yale) is a huge outlier in terms of pricing, very expensive.

The economy is rocking, we have full employment (~4% unemployment) and wage growth is still at 4%.

Can someone not be a rock star at real estate and then also choose to mentor and teach others?

If you are open to other areas I would look at round rock, Georgetown, Pflugerville area.
