There should be a class action law suit again multifamily mindset that has ripped off so many people and tore their lives apart in a horrible way.

If you’re in a market where you have to spend money on roofs, or exterior paint that’s ctainly you can save up for.

One just need some interior paint and refinish the hardwood floors and it was ready to rent.

Paint, floors, fixtures. rents are about 1800-2k, going to list if for 2k once the rehab is done.  225k to buy. 25% down. 22k rehab. 

However I did note that houses are mostly really old, e.g. 100 years or older... any idea if this poses challenges in things like lead paint presence, outdated wiring, rusty plumbing, etc., or have many of the homes already been updated?   

Remodeling, painting, carpet, flooring, light or water fixtures - sure, I'm good with that.

The property is a cosmetic flip, needing cleaning, floor refinishing, and interior painting.

Toxic paint et al.Would you want your family living in house remodeled with cheap Chinese s**t?

Learn basic maintenance stuff from YouTube (caulking, painting, learn how to use a drill, etc) and find a well priced handyman for maintenance.

.- It costs me me less to turn over my 1500 SF units that rent for $3k/m then it does the same size section 8 unit because the property is cared for better and experiences less  wear and tear while fixed costs like cleaning and painting are easier to absorb.
