Remember that you should place the first qualified tenant that submits an application to adhere to fair housing rules. 

Remember, patience and diligence are key as you navigate through the dynamic landscape of real estate.

Remember you can structure this any way you want to accomplish those goals.  

Just remember, Real Estate is a long term investment and you are ultimately enjoying the appreciation and principle reduction. 

If you are considering long term holding always remember to include your reserves for cap ex, maintenance & vacancy.
