@Peter Morganif you can get a 20 degree split from the ambient temp outside, consider the system running as it should.

Most tenants believe that if you set the thermostat at 65, the house should get to 65...even if ambient is 95, and that's not going to happen!

However, if I understand your post correctly, ambient temp/humidity was not very high during the period, so you might also have a leaking water heater.

If she has needs that aren't being met at your property, let her move.You could consider adding insulation to the cottage for noise proofing, but if the way of life is to leave windows open often, ambient sounds are going to be a way of life.

Sometimes there’s not a proper moisture barrier below the slab so ambient moisture can leach through the slab up and into any adhesive and destroy the glued integrity and cause mold/mildew issues.

Depending on the relative ambient humidity those cheap cardboard big box store doors swell & contract like crazy.I replace them frames & all.Good luck.. 

If you don't have a water source, certainly store water but also look into machines that draw ambient water out of the air and collect it for you.

I can hear nothing during the later hours of the day because the ambient noise level is much louder.

We have also seen the same in venting when the a/c is run very cold & you have serious condensation (from in-house high ambient humidity) laying in the venting laterals & it also has a distinctive odor.
