During this time you are not generating any return from the money invested in the ADU.

The idea is simple: purchase a property, live in one part, and rent out the rest to offset your mortgage or even generate profit.

They generate about $300k in rent, I get to keep about $250k of that in cashflow.

Sometimes, there is also a tenant already in place which means you can start generating rental income from day one.

For example college rentals generate some of the highest ROI of properties I come across in New Jersey but it depends on the school and location of property.

Rentals generate passive income, so an S-Corp offers no added tax benefit.
