I use a leas option very similar to the way cars are done.

Im in a wierd situation a leas purchase that i signed a contract for is going into foreclosure, my landlord has been taking my rent and not paying his mortgage, does anyone know what options i have at this point, would defeinitely like to still purchase this property but unprepared at this moment becuase of credit isssues

They will fix the lea based paint as well if ya less than $4,000.To the original question they were not talking about lead based paint, but chipping or peeling paint most likely.

Take you 5 year lease at 400 to the bank and borrow on the lease income, it's leas financing or factoring receivables, pay 8% interest and factor that into your rents.

@Hannah Leas, If this was your primary residence then @Abbas Jamal Eddine is correct the 1031 is not an option.

I own 4 SFR in Albert Lea, MN, and a four plex in Crystal, MN.  

@Keith Marble you are missing a lot of the expenses (property management, repairs, maint, vacancy, loss to leas, reserves, etc.)There is no way insurance is $320/year for a $200K property.

On Private lending deals I need at leas 15 to 18% and on SFR rentals at least 20% to make it worth the effort.
