We have owned 14 SF rentals and 4 apartment complexes totaling near 1,000 units, and over 17 year period we have been sued exactly once.We had a 350lb resident that missed the bottom step of the staircase, fell and hurt himself. 

I had an investor that was willing to put it under contract and then it nearly fell out when he asked for too much from the business owner.

What would you do if you got someone to do it, gave the money they gave you to the seller as his/her earnest money, and the closing fell apart but the seller refused to return the money or tied it up in escrow or arbitration? 

Does it matter how much you could have saved on taxes if your deal fell apart while you waited?

I've only ever had one borrower who fell behind in payments, in which case, I paid him some cash to move on, and got a new buyer within a few weeks.

My wife and I moved 4 yrs ago and fell in love with the area, its people and specially the food.

What about the people that fell out of contract?

Need input / ideas / comments on following pls.I have 2 SF rentals that I'm facing foreclosure on as I fell behind w/ the mortgage payments on (due to unrelated problems).
