Redeveloping into mixed use live/work/play projects has been the most common proposed solution the past few years in my area. 

I believe when I was checking with the city, they were proposing a few more new changes.

If interest rates are the same and loan amounts are the same, you will build equity in both proposals at the same rate.

I proposed the question if the separation of funds was for asset protection.  

Unfortunately, the only way to go about this is the get the property rezoned and convince the zoning board of your proposed use. 

It is very much case-by-case and requires understanding of the current regime for personal itemized deductions, as well as gambling on the proposed changes to this regime by the current administration.

@Ludwig Koeneke There is an appraisal form type that you can order which gives both the AS IS value as well as the After Repaired Value based on the scope of work proposed that you submit.
