I only qualify for about $500,000 with my W-2 income.Without getting a private investor, is there anyway I can prove previous rental income in order to use the potential rental income to qualify for the loan.

Sounds like you're asking for a private lender to go into second position to convert equity into cash behind an existing loan on these properties. 

Here in Orygun they dont allow bond issue for private development so yes if you get stuck with some major offsites its up to the project..

However if you are bringing no equity to the deal they might scoff at the idea.The other thing you could do is find someone who trusts you who has money and wants to lend it. ( Private Money ).
