You just need to accept a principle of delegation that there will always be things you would do differently then they do.

Here’s the bottom line:  Long term success as a real estate investor or real estate business owner requires knowledge of (1) real estate principles (2) real estate finance and (3) real estate law.

With interest rates where they are at and no end in sight for any relief, I am curious what is going to happen to some of these deals that were holding out hoping for lower rates.

I think this principle applies to everything in life.

If the tenant didn't know to contact you since May, it's because you did not train them on what to call about (water and fire are the first calls on first sight).

Again KISS principle.  

Sometimes looking at properties solely on the basis of current cash flow can be short sighted.

Nobody wants a unit to sit vacant, but if you make your decisions based on fears like that they are more likely to be short sighted and make the situation worse.
