So many different variables can change time frames that are not controlled by the contractor .

One big loophile is to start with a Multifamily 2-4 unit so that when you exit in as little as 6 months you have 2-4 doors paying the mortgage and cash flow.VA also allows you to build your home and will include the cost of the vacant land/lot into the financing.

Trying to dig up your own deals is at least a full time job- the ROI on it doesn't really start to materialize until a year or so in to full time plus efforts. 

If these  "guru's" are so good at wholesaling, why do they spend so much time and effort selling their programs?
