I'm sure there are plenty of paid mentors and coaches out there, but from personal experience its been the on the job 1 on 1 time with someone doing what you are trying to thats been most impactful to me.  

When you have the confidence & experience branch out and do one yourself.

Another investor in our mortgage fund wanted to visit every borrower and discuss their personal financial situation with them.  

Also side note, I wouldnt say I am an experienced investor - I have only done 6 personal deals so far -  but definitely knowledgeable in my market! 

You can also horseback with a single family...it's completely a personal preference based on what you are comfortable with.  

Makes a huge difference when the lender bank is local and I meet the loan officer at lot and create a bond with them.. trying to do this on the internet and never personally meeting your construction lender is tough..
