The realtor was god awful as well though, she made decisions on the clients behalf without their permission multiple times haha.

If you and the tenant can work things out amicably and determine a move out date + monetary amount for early lease termination I'd also speak with them about having permission to show the unit prior to their move out date.

Hey @Jon Pflueger - your best bet will be to retain an architect, they typically have a good understanding of what's feasible and not in a specific zoning/area + will know how to handle variance permissions and etc. 

If we let 30 RVs on the property it may attract too much attention, but being conscious of neighbors the rural area takes on more of a 'ask for forgiveness rather than permission' vibe for anything that doesn't involve permanent structures.   

In our case this was an annex built without proper permission, which limited the m2 that the bank would value the property against, and limited to how much space we would be legally allowed to use.
