People have mortgages, kids in college, caring for elderly parents or kids with special needs/ Many of them now have no idea what life is brining for them in the near future.

There are costs that you are likely paying for, at least temporarily, to get this all rolling, but net effect is "no money down" for the GP.You could get your rich parents to loan you money from your inheritance, which is "no money down" for you...But, what I think you are actually getting at is, like your example, "how do I get started with little to no money?" 

Hello all, we have had a family cabin near Long Barn for a few years and I'm about ready to STR it to help my parents out with the overhead.

My parents would also not be opposed to cosigning, but I would prefer it be all on my own.If possible, what should the timeline be for this process? 

We currently live in our forever home with both of our parents on each side of us.
