My first offer was $35K below their asking price, but they countered to bring my offer up $10K, so now we are at market value.

For example I use RentRedi and offer that as one of the options for my tenants to pay rent.

What's your specific pain point with the offer?

Kay Properties has a DST Sponsor arm, Cove Capital that offers no debt DSTs.

Raise phase 1 with a debt offering.

@Leslie Beiai think offering equity when what you seem to need is just a loan doesn't make sense.
