I would have garbag cans at the curb or a dumpster pad, and have them responsible to throw their own garbage away, and keep the areas clean.

The reality of real estate investing is that you only need two tools.  1- a Blue Pen2- a Note Pad.  

So we raise em, train em and condition em, in a complete fantasy realm where all you have to do is want, nobody ever "fails", anything that hurts feelings is swiftly removed from existence and all of life is padded corners and warm-fuzzies..... 

If you can get gross development value then you can figure what the most you can pay to make the site pad ready, do vertical and still make a profit.

Just initial talks w my civil, I think we can get 40 pads or so.

If they might stay, I pad my calendar so someone doesn't book it when I could just keep the current person.

Typical pad site is about 3 acres, but I've seen bigger and smaller depending on the well.
