Keep in mind that office is down right now and it could take an extended period to fill.Try to determine why it hasn't sold for 2.5 years.

Also if the property is zoned such that commercial can be there, you've got more options for an eventual redevelopment in my mind. 

I’m pretty handy with tools and business minded.

Once again, back to my scarcity mind set of there not being enough lenders out there willing to make deals, but that doesn’t seem to be the truth.  

I will keep that market in mind. 

But just keep in mind that you usually won't see much appreciation in these areas.

Keep in mind the maintenance of 3.3 acres especially with insurance and fire mitigation. 

Be mindful that the nicer areas in AA Co have particular neighbors so follow occupancy rules. 

If the only MFH options you're finding are in areas you're not comfortable with, it might be worth focusing on a duplex in a better neighborhood.Saving up for a larger property later is a valid approach too, but keep in mind that real estate tends to appreciate over time, and waiting might make it harder to enter the market later.
