Does anyone have any referrals for property managers in the Los Angeles area who specialize/ have experience in mid term rentals? 

The truth is, a good host will spend time managing each rental.

You can start by going to www.narpm.org to search their directory of managers.

You will also discover the warranties don't cover as much as you think, and claims are often denied.Home warranties are so bad that most professional property managers will not manage a property with one in place.

As an out of state investor, I would love to connect and potentially have a property manager in my team that experience in Section 8 rental. 

We have an STR/MTR management company in Indianapolis.

I am under contract for a property out in Columbus and they are one of the few property management companies I am considering going with! 

To set the stage, I'm owner of a short-term rental property in the Poconos in PA and we use a property management company for bookings, maintenance/cleaning, guest management, etc.This past weekend we had a guest booking but when the guests arrived Friday evening the house had no running water, though it had been running fine earlier in the day when the Property manager (PM) was at the house to give a final check and leave the welcome packet.

A manager will roughly cost $100-$150 a month to take over a unit (it could be more or less in your market) and manage the units.

I currently use Gold Key Property Management in Anderson IN, and have been very happy with there services.
