Although i do not know your background,  but learn lessons from others who have come into large sums of money and quickly lost it (former professional athletes, lottery winners, etc.).

If you have a rich parent/rich spouse who's willing to sponsor your mistakes, a very high paying job that can sponsor your mistakes, or won the lottery and can afford mistakes, then you don't have to do the last step and keep doing what you think it's the right thing to do. 

The truth is that building wealth is a slow process and the odds of hitting the lottery, inheriting massive wealth, or suddenly getting a huge lump sum are absolutely tiny.

In majority of instances seller financing for the seller is a horrible idea and should only be an option when the home doesn’t get conventional financingMany will disagree with above which is fine - it’s similar to winning lottery and taking lump sum over payments.

It's been a while and I realize I've been posting a lot less, but I came to the opinion that THERE ARE LOTS OF YOUNG PEOPLE WHO ARE A WASTE OF SKIN and IT'S VERY POSSIBLE TO FAIL AS A PARENT through my experience as a teacher.The worst failure as a parent that I ever saw in my position was a Greek national lottery winner.

It is costly to live in one of the finest climates in the world (assuming you were not lucky enough to get the small number of lower income units - like winning the lottery).  

I was in the 80s on the wait list but a lot of owners got caught cheating on the lottery and had their permit revoked. 

My BIL won an affordable housing lottery in about 1986 45 min min from his job 2 bedroom townhome.

They think real estate is going to be their next "lottery ticket" and give them hope.
