Brady,When I do my screening for new tenants I would weight the rental history the most.  

This was in a middle class neighborhood and I get why that is less risk however with apartments increasingly including laundry, I would imagine demand lessening in that location. 

Not so much ;)So now investors are feeling the weight of dog properties…be it higher interest rates, non paying tenants, property values falling, government intervention (especially in CA), etc.

And personally I put way more weight on buying the right location as a buy and hold investor than saving some dollars on the front end. 

Other people might look at the proof I'm providing and realize that it holds more weight than what people "think" will happen, so I'm posting for anyone who might be into that.

I'm weighted towards RE but I have been buying in the public markets recently (stocks, index funds, bonds, REITs, Master Limited Partnerships, Business Development Companies).

Overall, weight the pros and cons of a switch in manager and whether another manager would make the same or similar decisions in other circumstances.

As many have said the status of the relationship between GC and owner will carry a lot of weight in terms payment terms.

My portfolio is heavily weighted towards real estate, largely because of California appreciation.
