Log cabins take a lot of maintenance ( mainly oiling them if your in an area with high temps) I owned one at one time it was beautiful and the wood interior was very inviting.

Sub $50k houses work well as the snake oil not only for the "distortion by contrast" effect you outlined but also from a basic practical sense in that it's hard to find a lender on that asset class (which would require inspection/appraisal/professional eyeballs on the deal). $50k is also conveniently too big for small claims court but not big enough to interest many lawyers.

This seems like a lot of work to save 15% of $35k in taxes (Less than $5k.) especially if you have transfer taxes or title insurance, or you convert your long term 15% rate in to your son’s regular income tax bracket.I hate paying taxes as much as the next guy but this lemon isn’t worth squeezing.
