Some people just are NOT cut out to be landlords.

Some say we have to buy the house with them or we paid too little for the property and finally after going back and forth and submitting all our paper work and paying for appraisal they now tell us they didn’t realize that the property had so many bedrooms and they said they do not loan to properties with so many bedrooms.

So, we are landlords now. 

For example, I have a tenant portal where they can pay rent or submit maintenance requests.

Depending on the volume you would be submitting, find a company that does not have high monthly minimums and can walk you through the process if this is your first time using.

The 'guy' can either move out immediately or the can both submit an application to rent the property together. 

Some here will tell you all tenants hate their landlord so factor that into your actions.

My property manager already submitted a 60 days eviction notice at the start of August, hoping to kick out the tenant in October, but I'm not sure how that's going to hold up.

What goes into proving that it is over 60% and when do you do it (before submitting for a permit or when you apply)?
