I'll add this, I think if you are good at it, there exist modes and methods which can give you much better returns. 

Just because some do it poorly doesn't mean the business model is flawed.Some of the benefits to the landlord:- A tenant lol.

If your business model is different than options that already exist, I’d recommend improving on differentiating.

I think our velocity model is harder to do in the higher price points, at least in the spirit of how we choose to do it.What we have gained in the NoteSchool that we could not have gained working with an individual mentor?
