This used to be a near-impossible task for a company like BiggerPockets, but technology and 3rd party solutions are getting better.

A formal business built on this seems overkill as you’re essentially paying someone for a service that already has standard model.If you and the parnter have distinct business tasks/abilities (i.e. not what you would hire an agent or contractor for), such as off-market lead generation, that’s a different discussion.

I'm a huge fan of habit tracking and I have found it's those boring, repetitive tasks done consistently is what are the game changers. 

Perform the same task in each app to ensure a fair comparison.Load a property with pictures and details.Market that property.See what your marketing looks like from the public's perspective.Submit a fake application to see how easy the process is.Run a credit/screening report on yourself.Enter a maintenance request, assign a vendor, and attach a fake invoice.Enter charges to the tenant's ledger.Enter recurring charges and automatic late fees.Sign documents electronically.Run owner reports.After testing a few apps, one should clearly stand out.

My parameters were that I did not want to add more than 2-3 employees, I did not want to give up control over the u;to are yes - no investment decision, and I didn’t want my position to become a full time job.  

Personally, after working with numerous property managers in Las Vegas, I only trust two to handle this task for my properties.Compliance Is ComplicatedProperty management involves navigating a maze of city, state, and federal regulations.

We also do not allow the tenant to patch holes or touch up the paint, because they usually do a terrible job that takes longer and costs more to fix. 

I’d say focus on getting new job and tending to your new family.

You will find some of the people you market to (friends,family, former job associates,etc.) will say ( I am an agent, I used to be an agent, I already know someone I use who is an agent,etc.)This is one of the toughest professions in the world.
