The sponsor had a refinancing target upon completion of the value add projects at the property, but what was interesting is that any distributions from a potential cash-out-refi would be split 70/30 with the sponsor, irrespective of whether the 8% IRR hurdle was met or not.

I mean, understanding I may not be able to qualify for a mortgage at this amount irrespective of renovations I would still like to make said renovations and (if nothing else) resell it immediately for potentially a six-figure profit.

@Brian Nel I wish there was a crystal ball, though I think real estate agents will always say it’s a good time to buy/sell irrespective of the macro/micro situation.As per some articles that I read, impact could be like 2009-10 for Houston if the trend on virus infection and oil price continues in the same direction.

You can deed the property to your entity, and it is a legal transfer irrespective if you record the deed; however, you will want to record to prevent personal liens from attaching to the property. 

Just because there are a ton of properties on the market and prices are low does not make them all good investments, and conversely just because demand is high and prices are high does not make them all bad investments.IMHO Appreciation is speculative and hard to predict, so each prospective investment must go through the ringer irrespective of speculated appreciation.... and if it works it works.
