Got very, very, lucky on those.Have a friend who made so much (mid 6 figures), he took his money out of BTC, paid his taxes, and actually invested in a local brick and mortar bank startup...ironic.

The ironic thing is, when someone pays over appraisal price, the subject property becomes a new comp and literally creates a brand new value for itself and the other properties nearby. 

Ironically my goal was intiially (when I first started) to hit $5K a month in passive in the first ten years of my journey.

Ironically most investors don't slow down to ask themselves that simple question but will prepare a multi tab excel spreadsheet justifying the reason behind purchasing the low barrier home that lacks fundamentals because it meets the 1% rule or is a good BRRRR candidate because that's what they are taught.

The above efforts definitely helped and we thought we had the issue fixed, but the water is now smelling after the house has been vacant for a week or so.We plan to get the water tested for Sulfur, bacteria and iron.

Ironically when the market got crazy I sold most of these off as people were paying crazy prices for notes so I sold them all and made huge premium.

These issues should have been ironed out in advance.  

Cast iron drain lines might last 50 years or 150 years!
