My favorite way to find a mentor was to look on Zillow for houses for rent in your area and then click on the ones that are 'for rent by owner' then call them and introduce yourself as an investor in the area who is looking to meet new investors. 

I'm not sure about other neighborhoods in Cincinnati but my properties' area (Mt Healthy) just introduced a City Rental Registration, starting 2025, that costs $100.

RentRedi needs an option to have the landlord pay this OR just bake it into the monthly cost. 5) RentRedi introduced a feature to allow my tenants to report their rent to the credit bureaus to improve their credit score (cool).

Always introduce yourself as ..John or maybe Reagan is better....Maybe like hi I'm Reagan like the President, your friendly neighborhood realtor....that's how they will remember you and you want them to remember you. 

Even if they don’t invest, they may introduce you to someone who will.Show Proof of Concept – If you haven't already, consider doing a smaller deal with your own capital or a close investor to establish credibility.
