The type of analysis I run is a modified risk adjusted return analysis based on an analytical technique taught to be in an advanced finance class by a Professor long since retired.  

Weekly rent averages about $ 175 per week and I provide internet, utilities and a coin-op laundry. 

Looking only for deals that will return 20% plus.I know I won't beat the returns on my rental properties, purchased in preforeclosure at minimum discount of 20% below appraisal and I do cosmetic rehab, rent, refi and repeat.

The sellers you will be talking to will typically be in a bad situation which is causing them to have to sell their house, and at a big discount.

You can use the ones connected to the internet, or z=wave technology or local units. 

Is this LTV based on ARV or the purchase price?
