In my experience, a suit for specific enforcement of a real estate purchase contract is not particularly complex or fact intensive that would lead to extensive time needed for discovery. 

A lot of structures go up because the intense radiant heat from the wildfire ignites contents inside the home through the windows, or the embers enter the attics and crawl spaces through the vents--so just building from block won't be a cure.  

Also, scaling and particularly scaling quickly is capital intensive.

I always recommend that you have significant cash before buying as real estate is cash intensive business

I will also need cash to continue marketing campaigns, Very cash intense for equity.

Fix and flip is too capital intensive and relies on being able to find a retail buyer so it's arguably more risky than a slow flip.

This is something I would have to dig into your background on to properly advise on which asset class might be better for you and also how much management intensity you desire and/or can handle.3.)

Don't do any Structural type flips.Reduce the risk and start learning.If the above are to labor intensive, either buy a hill or buy some swamp ground.  

STR even more than LTR are management intensive and the host can make or break the ROI. 

Real estate is a very capital intensive industry and if you do not have the money the odds of success are very low - it is no different than starting any other business - how many people do you know are successful when they start with zero?
