I don't think I can ask the seller to evict prior to purchase, although that would be the best scenario.

If you are coming in with 235k, you probably would not need much more, if any, to make the purchase.

I prefer to negotiate the purchase price removing any seller commission.

Is this for props that have a foreclosure filing against them so you can get to the actual owners for a pre foreclosure purchase ? 

I am looking to purchase an extended stay hotel.
