I rent to my friends and it's been very good overall but I did run into an issue where I wish we had a lease in place. my roommate and I split the utility bill but I was about 8 months late in dividing the utilities up. when I finally brought the bill to him he was upset because he was under some impression that I just wasn't going to charge him for any of the utilities since I didn't bring it up for so long.

We take the typical cash flow for the houses in the market the investor is holding in, divide that into the total cash flow needed, and you have how many holds you need (all things equal).  

It will not allow me to download a big file regarless if im at home on my wifi or on ATT's 4G.  

They loan at lower rates and look at te aspects I pointed out above.So, while you can buy with HML funds you need to know that you can get bank financing.

ATT service in Denver is pretty weak, I'm starting to learn.
