@Jay Hinrichs has posted on that in the past.Many people like to try and hide their identity because of the spotlight effect which refers to how people often overestimate how much others notice (or care about) them, effectively inflating their own importance in society. 

I don't understand how any think stating they were party to fraud somehow empowers them to a reward. 

One critical aspect we focus on is identifying and preventing fraud.

Now if you could prove they were purposely steering qualified candidates to other units, or failing to market the unit at all, those would possibly be acts of fraud or gross negligence, which can be litigated. 

Let's use a tangible example.So let's say you and I both own an identical 3/2 SFH - yours is in Decatur and mine is in Huntsville. 

You do not want to lie on an application, that is mortgage fraud.

The first one Blue gate said it was a fraud and not my problem. 2nd appraisal came in fine.

And for example there was a Crowd Street deal (Nightingle) where the sponsor omitted losses from their claimed track record (and ultimately was fraud...they never even bought the claimed property).And there appeared to be some difficulty or confusion with obtaining the full and complete track record ( including both realized and unrealized deals).

That is just not realistic in this current market.So in my opinion it's important to expose yourself to a large number of deals, so you can develop an intuitive sense of what's reasonable and what's not (and quickly discard the ones that aren't).And it's true that there is no way to 100% protect from fraud (and not just in passive real estate investments but even in public stocks etc.).
